Charles Sturt is investigating the rezoning of industrial land at Bowden - Brompton

Bowden – Brompton Mixed Use (Residential and Commercial) Development Plan Amendment (Privately Funded)

Introduction

Council was approached in 2016 by a number of property owners within the remaining Industry Zone at Bowden – Brompton, seeking to initiate a privately funded Development Plan Amendment (DPA) to rezone land from industry to a mix of residential and commercial. Council has agreed in principle to the proposal and a Deed of Agreement has been signed.

Agreement has since been received from the Minister to proceed with investigations and prepare the DPA.

The Rezoning Proposal

The proposal is to rezone land at Bowden-Brompton to a mixed use (residential and commercial) precinct. The Study Area Map can be viewed on this site, and generally includes the area bounded by Chief Street, Hawker Street, Drayton Street, Gibson Street and Second Street. The rezoning investigations will look at land use mix, infrastructure requirements, open space planning, urban design, heritage, traffic planning and more.

Thank you to all members of the community who participated in the recent community engagement undertaken in November-December 2017. A summary of this community feedback is provided here.

Next Steps

In 2018, further investigations will be undertaken and Council will prepare a draft Development Plan Amendment (DPA). The draft DPA will be submitted to Council for their consideration and endorsement to commence public consultation.

The community will then have a two-month period to consider the draft DPA and prepare written submissions. At the end of the two-month period a public meeting will be held where community members can present verbal submissions to Council.
